First, look at the exterior of your house, or your curb appeal. Examine the outside of your house from the view of a passerby. What jumps out at you? What dollar-earning characteristics seem waiting to be noticed?
Understanding this helps us to choose what actions we can take to attract buyers from the street and into your home. If your home's exterior isn't up to par with refreshed paint and blooming greenery we'll need to tackle those as well. Refer to the Curb Appeal Checklist and boost your home's final selling price.

Make yourself at home...
Could a buyer picture themselves lounging in your living space, reading a good book in your reading nook or inviting family and friends over for a dinner in your dining room? I want your home to pleasantly accept buyers and give them a sense of ease. I'll help you do this by recommending changes that highlight your home's features.
I'll suggest that you put in storage anything that gives the appearance of clutter. Counter tops should be neatly arranged. Knickknacks, souvenirs, family photos, and refrigerator works of art should get moved out of sight. I can help you de-clutter your house. Unsightly or messy spaces make your home feel less spacious and buyers have a harder time picturing themselves living there.
Every room gets a once-over. I'll point out the pieces of furniture that should be put in storage, rooms that need new paint, carpet needing to be changed, fixtures that could use shining, and any other improvement that can easily be made to positively affect the sale.
I'll make sure that your house is appealing and that it's comfortable, staying away from "loud" or "personalized" colors on the walls and furniture. And if none of your belongings are there, you can think about renting furniture. The goal is for your home to look homey as opposed to uninhabited.

At your Open House, we want to engage the buyer's senses. Shadows are a mood changer and we'll open curtains, and reduce shadows where needed to show off your property. Together we'll enhance the ambiance with enjoyable music playing lightly and assure a pleasant fragrance circulates throughout your house. We'll make use of cozy-looking bedspreads, and throw pillows on your chairs and bedding. We want buyers to feel like your house is their future home. |
